S&L Planning has advised Lancashire-based housebuilder Highbrook Homes on its plans for a housing development in the Forest of Bowland – an Area of Outstanding Natural Beauty.

The house builder has submitted plans 44 houses to be built off Quernmore Road in Caton, to be known as Escowbeck Park.

Lancaster City Council’s planning committee will decide whether Highbrook Homes can build 44 properties on nearly nine acres to the South West of the village of Caton.

The scheme will see 27 houses proposed, split across a mix of eight two, 12 three, and seven four-bedroom residences. Smaller homes in the form of 11 one and two bedroom bungalows and six affordable one-bedroom apartments are also included in the proposed project.

Included in the plans are two areas of public open space. In the North West corner of the development, a green area would provide views toward Escow Beck, which runs south to the edge of the plot. A larger area with footpaths would become the central community space. The site also benefits from being lined with existing woodland, providing a natural edge to the plot.

Deborah Smith, director at S&L Planning Consultants, said; “The development is of high specification and is in keeping with the environment, and sympathetic to existing properties found in the Forest of Bowland. It’s a well-devised scheme that has incorporated a wide range of housing that will suit a wide range of prospective buyers.”

The application “will not have a significant adverse impact on the purposes for which the National Landscape has been designated”, according to planner S&L Planning Consultants.

Natural England has submitted a comment to Lancaster City Council stating the body has no objection to the scheme.
