Plans for a residential development delivering 142 new homes on land adjacent to Gradwells Farm, Copp Lane, Great Eccleston, have been approved by Wyre Council.

The scheme, proposed by Baxter Homes, forms part of the wider strategic allocation under the Wyre Local Plan and the Great Eccleston Masterplan.

The 12.6-acre development will provide a mix of high-quality homes, including 30 per cent affordable housing, alongside green infrastructure, play facilities, and improved pedestrian and cycle connections.

The development will include a mix of apartments, bungalows, and family homes, and will incorporate a local play area for children and pedestrian and cycle networks.

Callum Baxter of Baxter Homes said: “Our vision is to create a community that meets the needs of local people while enhancing the character of Great Eccleston. By delivering a mix of homes and investing in essential facilities, we hope to have something for everyone.”

In addition, Baxter Homes will provide approximately £1.4 million for local facilities, including a new community hall, additional primary school places, healthcare provision, and improvements to public rights of way.

Deborah Smith, of S&L Planning Consultants, which acted as planning advisers on the scheme, added: “This development represents a significant step forward in delivering sustainable growth for Great Eccleston. It provides much-needed housing, including affordable homes, while ensuring investment in local infrastructure and community facilities. The scheme has been carefully designed to integrate green spaces and connectivity, creating a high-quality environment for future residents.”
