The exciting Pioneer Place development, a beacon of town centre regeneration, is on the cusp of welcoming its first visitors. Fit-out work for the various tenants is well underway, with anticipated late-summer openings painting a bright picture for Burnley’s leisure and dining scene.

Following an 18-month construction phase, Eric Wright Construction has successfully completed Pioneer Place. This mixed-use development, triumphantly occupying the former Pioneer Co-op site off Curzon Street, is poised to breathe new life into the area. Envisioned by AEW Architects, the project boasts a seven-screen REEL Cinema as its anchor tenant, alongside a vibrant mix of leisure and retail offerings.

Across five meticulously designed units, Pioneer Place offers a total of 12,750 sq ft of space dedicated to leisure and retail. Get ready to indulge in culinary delights at popular chains like Nando’s and unwind in the inviting atmosphere of Loungers. Coffee aficionados will rejoice at the arrival of Starbucks, providing a convenient spot to grab their daily caffeine fix. Whether you’re seeking a night out at the movies or a casual hangout with friends, Pioneer Place promises to cater to a variety of tastes and preferences.

No need to worry about finding a parking space! Pioneer Place includes a dedicated 226-space car park, ensuring a hassle-free visit for everyone. This thoughtful addition underscores the project’s commitment to providing a smooth and enjoyable experience for visitors.

The initial vision for Pioneer Place, approved in January 2021, envisioned a more expansive development. Plans originally called for an eight-screen REEL Cinema and nine retail and leisure units. However, the ever-changing market landscape, particularly the impact of the pandemic, necessitated adjustments. In March 2021, revised proposals were put forward and subsequently approved, reflecting a strategic adaptation to market conditions.

Jeremy Hartley, managing director of Eric Wright Group, emphasises the transformative potential of Pioneer Place. He highlights the project’s significance not just for Burnley but for the entire Lancashire area, serving as a catalyst for broader regeneration efforts. Mr. Hartley underscores the importance of collaborative spirit and acknowledges the invaluable contributions of all teams involved in bringing Pioneer Place to life. Such collaborative placemaking initiatives, he suggests, hold the key to revitalising town centres across Lancashire.

Pioneer Place represents a significant investment in Burnley’s future. The project has benefited from £3.2 million in grant support, a testament to the collective belief in its potential. Burnley Council and Lancashire County Council played a crucial role in securing this funding, demonstrating their commitment to the project’s success. Furthermore, major fashion retailer Boohoo, Burnley’s largest employer, stepped forward with a £300,000 contribution to cover unforeseen cost increases. Finally, Lancashire Enterprise Partnership provided an additional £3.7 million from the government’s Getting Building Fund, further solidifying the collaborative nature of this endeavour.

Smith & Love Planning Consultants served as the project’s dedicated planning consultants, navigating the complexities of the planning process with expertise. Booth King Partnership provided structural engineering services, ensuring the project’s structural integrity and safety.
