The conversion of the historic listed building Amounderness House

The city council has unveiled exciting plans to transform the historic Amounderness House, a grade two-listed building, into a bustling coworking office complex. This innovative project signifies not just the revitalisation of a disused landmark but the creation of a dynamic hub for the modern workforce.

Amounderness House, currently standing vacant, is poised for a remarkable rebirth. Preston City Council is spearheading the project, with the aim of bringing this architectural gem back into productive use and securing its long-term future. The proposed plans, designed by FWP Architects, encompass the creation of approximately 6,400 sq ft of modern office space within the historic walls.

The project prioritises both functionality and accessibility. Plans include the creation of a readily accessible main entrance, ensuring a smooth and inclusive experience for all visitors. Situated on the corner of Lancaster Road and Earl Street within the city’s Market Quarter, Amounderness House is ideally placed to become a central hub for businesses and entrepreneurs.

Step inside the revitalised Amounderness House, and prepare to be greeted by a vibrant and collaborative workspace. The ground floor’s 1,700 sq ft central hub will be a hive of activity. Imagine dedicated breakout areas, hot desks perfect for remote workers, and inviting social spaces designed to foster interaction and idea exchange. For those seeking more permanent office space, seven units ranging from 100 sq ft to 900 sq ft will cater to businesses of various sizes. The project also incorporates the creation of four commercial units, adding to the diverse range of offerings available within Amounderness House.

The transformation extends beyond the ground floor. The first floor will see the conversion of former courthouse cells into four contemporary offices. An additional 13 offices, each offering up to 600 sq ft of space, will further enrich the office environment. Ascend to the second floor, and discover six additional offices bathed in natural light, alongside a captivating roof terrace overlooking the courtyard – a perfect spot for a breath of fresh air or an informal meeting.

The project meticulously balances the creation of a modern workspace with the utmost respect for Amounderness House’s rich history. A design and access statement emphasises the commitment to preserving “the form and features of the historic building fabric, wherever possible.” This meticulous approach ensures that the revitalised Amounderness House retains its architectural character while seamlessly integrating contemporary design elements.

Amounderness House boasts a fascinating past. Originally constructed in 1857, it served as a police station with holding cells. From 1901 onwards, it functioned as a magistrates’ court, witnessing countless legal proceedings. Having remained vacant for over two decades, Amounderness House is now poised for a new lease on life, transforming into a vibrant hub for the digital age.

In February, office provider W_rkspace was announced as the operator of the coworking space, ensuring the smooth running of this innovative venture. Neil Ainsworth, partner at FWP Architects, highlights the project’s core objective: “Our plans centre on returning this long-disused building back into use as a modern office hub that meets the needs of businesses, while preserving its great character.”

This £7.4 million project forms a significant part of Preston’s ambitious £200 million Harris Quarter Towns Fund Investment Programme. The city was awarded £20.9 million from the National Towns Fund initiative in March 2021, with the aim of transforming historic buildings into spaces that promote leisure and employment opportunities. Preston City Council is collaborating with Maple Grove Developments, the project manager under the Lancashire Regeneration Property Partnership, to deliver this transformative vision.
